Photography for the listings that move. Indoors and up.
Luxury homes, condos, and apartment developments across the Mid-Atlantic. When airspace allows, we fly. When it does not — DC SFRA, class-B controlled zones — we deliver gallery-grade interior, lobby, and amenity photography instead. Either way, your listing ships with imagery that matches the price tier.

How we plan the shot window around the light your property deserves.
What goes wrong here.
Every sector fails in specific, nameable ways. These are the ones we scan for.
Controlled airspace grounds the exterior shot.
Inside the DC Special Flight Rules Area and class-B controlled zones, outdoor flight is often off the table. The lobby, amenity deck, and cityscape-through-windows have to carry the listing instead.
Unretouched stills undercut the price tier.
A raw dump of unedited frames sells a luxury property short. Every engagement here is shot-listed before the flight, reviewed by the owner or agent, and delivered edited.
The listing window does not wait.
A photography delay pushes the MLS date and stalls the launch. LAANC waivers alone add 5–14 days when the airspace requires one — unless someone files early.
Twilight is a gamble without a plan.
Blue-hour imagery depends on a sky no one can schedule. Without weather-windowed flights, the twilight shoot becomes a coin flip.
Pre-market listings leak.
Imagery of an unlisted property circulating early can compromise the launch. Pre-market work stays confidential under NDA by default.
What the scan finds.
- 01 Luxury Lobbies & Amenity Spaces 2–3 HR ON-SITE When the building sits inside DC SFRA or class-B airspace and outdoor flight is off the table, the lobby, amenity deck, spa, and cityscape-through-windows carry the listing. Architectural interior photography, not snapshots.
- 02 Penthouse & High-Rise Condos Cityscape views from inside the unit, plus exterior aerial when airspace permits. Built for pre-sale marketing and resale of top-floor units where the view is the product.
- 03 Luxury Single-Family Estates MULTI-ACRE Multi-acre residential properties outside restricted airspace get the full surround — treeline, approach drive, shoreline — at the altitude that makes scale legible.
- 04 Luxury Apartment Communities 30-SEC EDIT Amenity-deck, pool, and pedestrian-path aerials for leasing marketing, plus architectural interiors of common areas. Delivered as a campaign-ready set with a 30-second social edit.
- 05 New Construction Marketing MONTHLY Pre-listing aerials during final finishing, plus monthly progress flights for developer and lender reporting. Date-stamped chain of custody for closing files.
- 06 Twilight & Blue Hour Scheduled weather-windowed flights, or interior lit-for-listing shoots when aerial is not an option. Rescheduling at no charge if the sky does not cooperate.
Signed Friday. Shot by Tuesday. Delivered by Thursday.
The flight itself takes less than two hours — the timeline is built so your listing hits MLS the week you planned for it.
Asked before engaging.
Can you fly inside DC's restricted airspace?
We are cleared for the Washington DC Special Flight Rules Area and file the FAA paperwork ourselves. LAANC authorization is typically same-day in most zones; where a Part 107 waiver is needed, it adds 5 to 14 days, and we quote the end-to-end timeline up front. Indoor-only shoots skip airspace planning entirely.
How fast do you deliver?
Edited hi-res stills and a 4K video master typically arrive within 48 hours of the shoot via secure link. The unedited archive is retained for 90 days in case you need a reshoot of a specific angle.
How long is the shoot itself?
45 to 90 minutes for exterior and aerial work, and 2 to 3 hours for interior, lobby, and amenity shoots with proper lighting. We work from a pre-approved shot list at multiple altitudes and angles, signed off before we pack up.
What if the property cannot be flown at all?
We deliver gallery-grade interior, lobby, and amenity photography instead — architectural photography, not snapshots — so the listing still ships with imagery that matches the price tier.
Do you keep pre-market listings confidential?
Yes. NDA is the default for pre-market listings, and a mutual NDA is available before the first shoot. Every operation carries $5M in liability coverage, with proof available on request.
What happens if weather ruins a twilight shoot?
Twilight and blue-hour flights are scheduled in weather windows, and we reschedule at no charge if the sky does not cooperate.
