Every engagement is shot-listed ahead of the flight, reviewed by the property owner or listing agent, and delivered edited — not as a raw dump of unretouched stills.

Luxury Lobbies & Amenity Spaces

When the building sits inside DC SFRA or class-B controlled airspace and outdoor flight is off the table, the lobby, amenity deck, spa, and cityscape-through-windows carry the listing. Architectural interior photography, not snapshots.

Penthouse & High-Rise Condos

Cityscape views from inside the unit plus exterior aerial when airspace permits. Ideal for pre-sale marketing and for resale of top-floor units where the view is the product.

Luxury Single-Family Estates

Multi-acre residential properties outside restricted airspace. We fly the full surround — treeline, approach drive, shoreline — at the altitude that makes scale legible.

Luxury Apartment Communities

Pre-listing aerials during final finishing. Monthly progress flights for developer and lender reporting, with date-stamped chain of custody for closing files.

Twilight & Blue Hour

Scheduled weather-windowed flights (or interior lit-for-listing shoots when aerial is not an option). Rescheduling at no charge if the sky does not cooperate.

Brief to edited delivery. Four steps.

Signed Friday, shot by Tuesday, delivered by Thursday. The flight itself takes less than two hours. The timeline is built so your listing hits MLS the week you planned for it.

    Scope Call

    Fifteen-minute brief on the property and shot list. We pull airspace on the call and flag any LAANC or SFRA waiver work up front.

  2. 02

    Airspace Plan

    Indoor-only shoots skip this and go straight to scheduling. Outdoor aerial in controlled airspace gets a LAANC authorization — same-day approval in most zones, 5–14 days where a Part 107 waiver is needed. We quote the end-to-end timeline after this step.

  3. 03

    On-Site

    45–90 minutes for exterior and aerial work. 2–3 hours for interior, lobby, and amenity shoots with proper lighting. Multiple altitudes and angles, pre-approved shot list, signed off before we pack up.

  4. 04

    Edit & Delivery

    Edited hi-res stills and a 4K video master delivered within 48 hours of the shoot, via secure link. Unedited archive retained for 90 days in case you need a reshoot of a specific angle.
