Data-center growth meeting large-lot estates, parcel by parcel.
Aldie is where Loudoun's data-center corridor reaches into its rural edge — new campuses under construction beside older large-lot parcels, HOA communities, and working agricultural land. The whole area sits inside the Washington DC Special Flight Rules Area and only about a mile inside its outer boundary, so we verify your parcel's airspace before we promise a date, then fly radiometric thermal and high-resolution visual capture across 100% of the surveyed surface.

Aldie measures 29.1 NM from the DCA VOR/DME — less than a mile inside the SFRA's 30-mile outer boundary, so operations run under FAA authorization with NOTAM discipline. Inside the SFRA the standing UAS security NOTAM is VMC-only and bars night, so flights are scheduled in daytime and twilight windows. With no cell value returned for this area, altitude is set by the authorization itself and by Part 107's 400-foot limit, whichever is lower.

What we inspect in Aldie.
New campuses under construction
The corridor is still building out, so a large share of Aldie's roof area is either brand new or under active construction. A thermal condition of record captured at handover becomes the reference for every cycle after it — before any contractor has been in the building, and before any warranty conversation starts.
Large-lot estates
Multi-roof properties at the end of long drives, where a single missed transition or valley sets off a repair cycle across several buildings. One mission captures every structure on the parcel, including outbuildings and detached garages that rarely get looked at.
HOA communities
Community associations in the middle of that growth, with townhome rows and amenity buildings whose reserve lines are set years ahead. A community-wide pass gives boards a dated, comparable record instead of a roof-by-roof opinion.
Working agricultural land and outbuildings
Barns, equipment sheds, and older rural structures carry low-slope sections many decades past their service life. Aerial thermal and visual capture reads the full roof quickly, without anyone climbing a structure that was never designed to be walked.

We come back with the cell picture, the authorization path, and the flight windows that apply to that specific parcel, before anyone talks about scheduling.
Aldie, answered.
Aldie looks like it is right on the edge of the DC airspace. Can you fly here?
Yes. Aldie measures 29.1 NM from the DCA VOR/DME, which places it inside the 30-mile Special Flight Rules Area with roughly a mile to spare, and it is core service area for us. SFRA operations run under FAA authorization with NOTAM discipline, which is part of every site's setup rather than an afterthought. Position near the boundary is exactly why we verify the parcel instead of the town.
What altitude will you fly over our parcel?
Whichever the FAA's ceiling for your parcel allows, or Part 107's 400-foot limit, whichever is lower. The Aldie area returned no grid cell value, which means altitude is resolved through the authorization path rather than an automated ceiling — so we pull the parcel check at the centroid and corners and put the profile in writing before the flight. Where our profile needs to sit above a cell ceiling, the request goes through a manual FAA path and we file early.
Can you fly at night to catch thermal contrast?
Inside the SFRA, no — the standing UAS security NOTAM limits operations to clear-weather daylight. Thermal contrast does peak in the hours after sunset, so for parcels verified outside the SFRA we schedule night capture; for Aldie we plan around twilight and dry-day windows, which still produce strong ΔT separation on a wet roof.
We are building a campus here. When is the right time to capture a thermal baseline?
Before a space is energized and occupied, while the reference is still clean. A baseline captured at that point records roof and envelope condition with nothing else on the record — the datum every later survey is measured against, and the evidence that separates construction-phase issues from wear. It is also the point at which nobody has to work around live equipment.
We have several parcels at different stages of build-out. How does a portfolio engagement work?
Site by site, because that is how airspace and authorization actually behave. Each parcel gets its own cell check and its own authorization path before it is scheduled, and capture is coordinated so results from different phases stay comparable. Deliverables roll up to one record set, so a developer or an owner sees condition across the portfolio rather than a stack of separate reports.
Our association is working on a reserve study. What do you give us?
A date-stamped, geolocated condition of record: severity-ranked findings with ΔT measurements and imagery, an executive summary, and a recommended order of action. It is the measured input a reserve projection needs, and it gives a board something to compare against the next cycle instead of starting over from scratch.
Do you publish findings or cite Aldie clients anywhere?
No. You get a mutual NDA by default, findings are prepared for you, your board, and your contractors, and we do not publish client sites, addresses, or findings. The severity-ranked report is written as scope, not as a sales pitch.
