03 / THERMAL ROOF INSPECTION // ROOF + ENVELOPE RADIOMETRIC

Moisture hides under the membrane. Thermal maps it.

A thermal roof inspection reads the entire roof — saturated insulation, membrane breaches, ponding water, failed flashing, and the seals at curbs, parapets, drains, and skylights. You receive a severity-ranked findings report with ΔT measurements, not raw imagery. Commercial and community roofs across Northern Virginia, Loudoun and Fairfax counties, and the DC metro.

Findings report targeted within 48 hours of capture — severity-ranked, geolocated, presentation-ready
1DAY
On-site capture — typically a single day per property or community
01 DELIVERABLES WHAT YOU RECEIVE

What you receive.

SUMMARY

Executive Summary

Total findings by severity, the sections at highest risk, and a recommended order of action for budget, board, or ownership review.

FINDINGS

Severity-Ranked Findings

Every finding geolocated on the roof with ΔT measurements, photographs, and a severity rating — so priorities are unambiguous.

MOISTURE MAP

Moisture and Envelope Map

Roof moisture detection mapped to affected sections — saturated insulation, delamination, ponding zones, and failed seals at curbs, parapets, drains, and skylights.

VISUAL RECORD

Visual and Thermal Record

Wet insulation and delamination read as ΔT patterns in thermal; surface stains, blisters, and physical damage read in the high-resolution visual set. Together they separate cosmetic wear from water.

SCOPE

Repair Scope Input

Findings arrive as scope for your roofer or consultant — locations, extents, and priorities, each with the imagery behind it. Jinki does not perform or bid on repairs, so the report carries no conflict of interest.

DOCUMENTATION

Condition of Record

Date-stamped, geolocated documentation for insurance conversations, capital planning, and reserve support — a measured baseline to compare against the next cycle.

02 TIMELINE 05 STEPS

How the engagement runs.

  1. 01 · T+0

    Scoping Call

We learn the property — roof areas, known problem spots, budget timing, and who will act on the report: ownership, a board, or an insurer.

  2. 02 · WK 1

    Conditions and Flight Planning

Airspace authorization, scheduling around the conditions that produce the best thermal contrast, and mission design for the roof geometry.

  3. 03 · DAY 1

    Capture

Thermal and high-resolution visual data across 100% of the roof — typically a single day, with no personnel on the membrane.

  4. 04 · HR 48

    Report Delivered

Severity-ranked findings with ΔT measurements, locations, and photographs, targeted within 48 hours of capture. Not a raw imagery dump.

  5. 05 · WK 2-3

    Review and Handoff

We walk through the findings with you and your roofer so every item becomes a clear line in a scope of work.

04 THE LADDER 03 RUNGS

Start small. Scale on evidence.

No engagement asks for trust we haven't earned yet — each rung produces the proof the next one stands on. The first scan is your baseline; the program turns it into a condition-of-record that tracks degradation velocity over time.

01 · FOUNDING SCAN T+48H

One mission as part of the founding cohort. Full facility pass, severity-ranked report on a 48-hour target. Zero integration required.

02 · 90-DAY PILOT ONE QUARTER

Persistent coverage on one site for one quarter — baselines, alert verification, and the trend line that makes the case.

03 · ANNUAL PROGRAM STANDING

Standing coverage with degradation-velocity tracking and founder-direct reporting, priced on scope.

Every square foot of the roof, surveyed and ranked.

Capture is typically a single day and the findings report is targeted within 48 hours. Scope for your roofer, condition of record for you.

05 QUESTIONS 08 ANSWERED

Asked before engaging.

What is included in the report?

A severity-ranked findings report: an executive summary, geolocated findings with ΔT measurements and photographs, a moisture and envelope map, and a recommended priority order. It is engineered for a budget conversation or an insurance file, not a raw imagery dump.

How does this work with our existing roofer or consultant?

Findings are written to become scope for your roofer: locations, extents, and priority for each item, with the evidence attached. Jinki inspects only and never repairs, so the report carries no conflict of interest — your contractor prices measured condition instead of a guess.

When do you fly, and what conditions do you need?

Thermal contrast peaks under specific conditions — dry nights after warm days, when wet insulation and dry sections release stored heat at different rates. We schedule capture for those conditions and around rain, high wind, and airspace windows, so the data reads cleanly. The visual portion tolerates a much wider range of weather.

What roof types does a commercial roof inspection cover?

Most low-slope systems: built-up, modified bitumen, and single-ply TPO or EPDM membranes — plus the details where water usually starts, including flashings, HVAC curb seals, drain blockages, and parapet and skylight seals. The same method covers community common elements, clubhouses, and outbuildings.

How does a drone roof inspection compare with ladder walks and core cuts?

A single mission covers 100% of the roof surface. Ladder walks and core-cut sampling see a fraction of it, only where someone already suspects a problem, and they put personnel on the membrane. Thermal and visual capture find wet insulation and delamination beneath the surface; core cuts remain the confirmation step for your contractor.

Do you inspect HOA and community roofs?

Yes. HOA roof inspection and condo common-element roofs run as community-wide cycles — every building captured in coordinated missions under the same conditions. The HOA and Community Associations page covers the group model.

How fast is the turnaround, and where do you operate?

On-site capture is typically a single day and the report is targeted within 48 hours of capture. We fly roof inspections across Northern Virginia — Loudoun and Fairfax counties, the Washington DC metro, and the wider Mid-Atlantic — scheduled around thermal conditions and airspace windows, with full engagements running two to three weeks end to end.

What drives the cost of a commercial roof inspection?

Scope: roof area and complexity, the number of structures, and above all deliverable depth — raw imagery versus a severity-ranked findings report with measured ΔT values. Pricing is scoped to the site. The field note on what drives drone roof inspection cost shows how to compare quotes line by line.
