Every roof in the community. One condition of record.
One coordinated cycle covers the whole community — condo buildings, townhome clusters, and shared common elements — so the board works from one consistent, comparable data set. Built for HOA and condo boards, community association managers, and property management companies. Findings arrive severity-ranked and budget-ready, and the report carries no conflict of interest: we inspect, we never repair.
- 100%
- Rooftop coverage per mission — every building surveyed in one coordinated cycle, not sampled unit by unit
- Radiometric
- Thermal sensitivity — moisture and delamination read as ΔT signatures across the community
- 48HR
- Severity-ranked findings report, targeted within 48 hours of capture
- 1DAY
- On-site capture — typically a single day for a community-scale mission, with no personnel on the membrane
What goes wrong here.
Every sector fails in specific, nameable ways. These are the ones we scan for.
Boards approve spend on anecdotes.
Fiduciary duty meets budget season, and the evidence behind major line items is often a few reported leaks and a contractor opinion. Measured condition data turns that decision into a ranked, defensible list across every building.
Three contractors, three opinions.
Per-unit inspections produce reports that cannot be compared — different methods, different seasons, different scales. One community-wide cycle gives every building data captured under the same conditions.
Deferred maintenance compounds quietly.
Water intrusion spreads — a failed seal saturates insulation, corrosion advances, and every season widens the repair. Thermal finds it while the fix is still localized.
Reserves and claims run on documentation.
Reserve funding and insurance claims depend on the records that exist. A measured condition record for every roof supports the work of your reserve provider and gives future claims a documented baseline.
After a storm, the claim clock starts.
Separating new damage from pre-existing degradation is far easier with a documented prior condition than with a post-storm scramble. A community-wide record means every building has a baseline on file.
Management turns over. The record should not.
When boards and managers change, institutional memory goes with them and old maintenance debates start over. A condition of record gives every new board the same measured starting point.
What the scan finds.
- 01 Community-Wide Single-Cycle Assessment 100% COVERAGE A community-wide roof assessment captures every building in one coordinated cycle under the same conditions — the basis for data that is genuinely comparable across the association.
- 02 Severity-Ranked Capital Planning SEVERITY-RANKED Findings are ranked so the board can sequence spend: what is urgent, what is near-term, and what to monitor. Each item carries location, extent, and the evidence behind the rating.
- 03 Moisture and Envelope Mapping RADIOMETRIC Roof moisture detection and envelope survey across membranes, flashings, curbs, drains, and seals — mapped building by building so repair scope is precise.
- 04 Documentation-Grade Record CONDITION OF RECORD Geolocated, date-stamped findings formatted for board meetings, insurer conversations, and reserve planning files — one consistent record for the whole community.
- 05 Multi-Building Batch Missions ONE CYCLE Missions are coordinated cluster by cluster and building by building, so the full association is captured in one engagement instead of a rolling backlog of per-unit visits.
- 06 Resident-Friendly Capture NO ROOF ACCESS No personnel on the membrane, no scaffolding, no interior access, and minimal disruption for residents. Capture is external and quick, and the board receives one consolidated report.
One cycle. Every roof. One report the board can act on.
Pricing scales with community size. Request a community quote with your building count and scope.
Asked before engaging.
How does group pricing work for a community?
Pricing scales with community size — one coordinated cycle shares mobilization, flight planning, and capture across every building, so per-building economics improve as the community grows. Request a community quote with your building count and the scope you have in mind.
How does the board use the findings?
The report is built for a board meeting: a severity map of the community, findings ranked building by building, and a recommended sequence of action. It gives the board one defensible document for budget season, reserve discussions, and owner questions.
Will this work with the roofers we already use?
Yes — that is the point of the model. Findings are scope for your contractors: locations, extents, and priorities, with the thermal and visual evidence attached. Jinki inspects only and never repairs, so nothing in the report steers work toward us.
What buildings can be included in a cycle?
Condo buildings, townhome clusters, and the common elements of single-family communities — clubhouses, pool buildings, and shared roofs. A condo roof inspection runs in the same cycle as townhome and common-element roofs, so every result is comparable and nothing is scheduled in isolation.
When should a community schedule an assessment?
HOA drone inspection is scheduled for the conditions that give thermal the best contrast — typically dry nights after warm days, when wet insulation and dry sections release stored heat at different rates. Scheduling the cycle ahead of budget season means the report is in hand before spending commitments.
Does this replace our reserve study?
No. It supports the work of your reserve provider with measured condition data — what is degraded, how severely, and where, with the imagery behind it. The reserve professional models funding; we supply the roof condition facts.
How is community data handled?
Engagements begin under NDA, and the geolocated reports belong to the association. Facility data is treated as confidential: delivered to the board and its designees, retained according to your policy, and never shared or sold.
