22 / BALTIMORE, MD // CITY OF BALTIMORE 32.6 NM DCA

Outside the SFRA, and after sunset is on the table.

Baltimore sits 32.6 NM from the DCA VOR/DME — outside the Washington DC Special Flight Rules Area, so the standing UAS security NOTAM that shapes our work closer to Washington does not reach the city. Night capture is lawful on parcels verified outside the boundary. The city carries its own controlled airspace around BWI, so the per-parcel check still runs first: we confirm the address, then fly radiometric thermal and high-resolution visual capture across 100% of the surveyed surface.

COUNTY
City of Baltimore, MD

Baltimore sits outside the DC SFRA at 32.6 NM from the DCA VOR/DME, so the standing UAS security NOTAM that governs our work closer to Washington does not reach this city. Outside the SFRA, night operations are lawful Part 107 flights with anti-collision lighting visible for at least three statute miles and a remote pilot current under the applicable training and testing requirement — no waiver required. Baltimore carries its own controlled airspace around BWI, though, so controlled airspace still requires prior FAA authorization and the per-parcel check applies before a date is set.

What we inspect in Baltimore.

MARITIME

The port and maritime-industrial corridor

Long-span transit sheds, terminals, and industrial buildings along the harbor, where roof and envelope condition sits close to daily operations. Aerial thermal reads large assemblies quickly and locates wet sections and heat-rejection losses without putting anyone on the deck.

DISTRIBUTION

Warehouse and distribution buildings

Big low-slope roofs across the city's distribution stock. Moisture trapped under an intact membrane is invisible from the loading dock and unambiguous in thermal — scoped by section, priced before it becomes a tear-out.

COMMERCIAL

Large commercial and institutional buildings

Office buildings, civic buildings, and long-span institutional roofs where a partial tear-out is the expensive outcome. Aerial thermal scopes the affected area by section before anyone budgets for it.

ROWHOUSE

Rowhouse and multifamily blocks

Baltimore's rowhouse stock means long runs of attached roofs with different owners behind them. One mission produces a consistent section-by-section record, which is what turns a shared roof problem into a scoped repair rather than an argument.

CAMPUS

Hospital and university campuses

Campuses run dozens of roofs of different ages and assemblies. Capturing them under the same conditions once gives facilities a single comparable baseline instead of a stack of contractor opinions gathered years apart.

We come back with the parcel's position relative to the SFRA boundary, the airspace picture around BWI, and whether night capture applies to it — before anyone talks about scheduling.

03 QUESTIONS 07 ANSWERED

Baltimore, answered.

Baltimore is outside the DC SFRA — what does that change?

Three things. No SFRA procedures apply at the parcel level, night capture is lawful Part 107 work on parcels verified outside the boundary, and the scheduling picture is wider because the UAS security NOTAM that shapes our work closer to Washington does not reach this city. It does not remove the airspace check: Baltimore carries its own controlled airspace around BWI, so your parcel is still verified before we set a date.

Can you fly at night in Baltimore?

On parcels verified outside the SFRA, yes — night operations are lawful Part 107 flights with anti-collision lighting visible for at least three statute miles and a remote pilot current under the applicable training and testing requirement. No waiver is required. Thermal contrast is strongest in the hours after sunset, when sub-surface moisture separates most cleanly from dry insulation. It applies parcel by parcel: the boundary check comes first, and every flight is still planned against current NOTAMs and the weather.

What about the airspace around BWI?

It is a separate question from the SFRA, and it matters here. Controlled airspace requires prior authorization from the FAA, and the airspace around BWI is its own picture — so the check runs per parcel rather than per city. We confirm the authorization path for your address before any capture window is discussed, and we do not promise a date before that authorization is in hand.

Do you fly inside the DC Flight Restricted Zone?

No. Aerial work inside the DC FRZ requires a TSA/FAA airspace waiver process, and that airspace is out of scope for us — we say so at intake rather than partway through a schedule. It has no bearing on a Baltimore parcel, but we state the line plainly because it governs where we will and will not fly.

Can you keep watch on the property overnight?

No, and we are deliberate about that. Jinki flies scheduled inspection missions; your night coverage stays with your guards and cameras. What we add is a repeatable condition record — the same surfaces captured the same way — so change between missions is measurable rather than argued about.

Who acts on what you find?

Your own contractors and maintenance team. Jinki inspects only and performs no remediation, so the report carries no conflict of interest, and every finding arrives with the image pair and measurement attached.

Do you publish findings or name us anywhere?

No. A mutual NDA is standard, findings are prepared for you and your contractors, and we do not publish client sites, tenant names, or findings. The severity-ranked report is written as scope, not as a sales pitch.
