23 / ANNAPOLIS, MD // ANNE ARUNDEL COUNTY 26.4 NM DCA

A working waterfront capital, read roof by roof.

Annapolis holds a historic downtown and waterfront commercial core, institutional and government buildings, marinas and waterfront property, office parks, and HOA and townhome communities — all of it inside the Washington DC Special Flight Rules Area. We verify your parcel's airspace before we promise a date, then fly radiometric thermal and high-resolution visual capture across 100% of the surveyed surface.

COUNTY
Anne Arundel County, MD

Annapolis measures 26.4 NM from the DCA VOR/DME — inside the 30-mile DC Special Flight Rules Area, and outside the DC FRZ, which is out of scope for our aerial work. Operations run under prior FAA authorization with NOTAM discipline. Inside the SFRA the standing UAS security NOTAM is VMC-only and bars night as defined in 14 CFR 1.1, so flights are scheduled in daytime and twilight windows. Altitude resolves through the authorization path for the parcel, set by whatever that authorization allows or Part 107's 400-foot limit, whichever is lower.

What we inspect in Annapolis.

WATERFRONT

Waterfront and marina-adjacent structures

Roofs and building envelopes along the city dock and the creeks that thread through it take more wind-driven rain, salt air, and humidity than inland assemblies, and they age accordingly. Aerial thermal and visual capture record which sections are already holding water or losing heat — a condition survey located by section, with no one on the roof.

INSTITUTIONAL

Institutional and government buildings

Civic, institutional, and administrative buildings with large low-slope assemblies and mechanical plants on top. One pass reads the roof field, the curbs, and the equipment in the same conditions, so a facilities manager gets a single condition record instead of a stack of contractor impressions.

COMMERCIAL

Historic downtown and waterfront commercial core

Dense rooflines over conditioned space through the downtown and along the city dock. Moisture trapped under a membrane that looks intact from the street is unambiguous in thermal — located by section, and most of it invisible to a ground inspection.

OFFICE

Office parks

Campus-scale office and flex roofs where the assembly, the envelope, and the rooftop mechanical all age on the same schedule as the leases. Thermal separates the cosmetic wear from the expensive kind.

COMMUNITIES

HOA and townhome communities

Attached roofs under association responsibility are the case we see most across Anne Arundel County. One mission produces a section-by-section record boards can use to stage deferred roof work across several budget years.

03 QUESTIONS 07 ANSWERED

Annapolis, answered.

Can you fly in Annapolis? The city sits inside the DC SFRA.

Yes — Annapolis measures 26.4 NM from the DCA VOR/DME, inside the 30-mile Special Flight Rules Area, and it is core service area for us. SFRA operations run under FAA authorization with NOTAM discipline, which is part of every site's setup rather than an afterthought. We verify the specific parcel before we commit to a date.

What altitude will you fly over our building?

Whatever your parcel's authorization allows, or Part 107's 400-foot limit, whichever is lower. No cell value was returned at the Annapolis area, so there is no published grid ceiling to quote — the altitude resolves through the authorization path. We work the parcel at its centroid and corners instead of quoting the town a single number.

Can you fly at night to catch thermal contrast?

Inside the SFRA, no — the standing UAS security NOTAM limits operations to clear-weather daylight and bars night as defined in 14 CFR 1.1. Thermal contrast does peak in the hours after sunset, so for parcels verified outside the SFRA we schedule night capture; for Annapolis parcels we plan around twilight and dry-day windows, which still produce strong ΔT separation across a wet roof assembly.

Our building sits on the water. Does the waterfront setting change the survey?

It changes what the survey looks for, not how it is flown. Waterfront and marina-adjacent assemblies take more wind-driven rain and salt-laden air, so moisture ingress and fastener corrosion surface earlier than on inland roofs. Capture stays over roofs and structures — a condition record of the building envelope, located by section and ranked by severity, prepared for your own contractors to act on.

We manage an association here. What does one pass actually give the board?

A geolocated thermal and visual record of every roof section in the community, with moisture and heat-loss areas mapped to the buildings they sit on and ranked by severity. Boards use it as the condition baseline behind a reserve study, and as the scope document when it comes time to solicit roofing bids — each finding travels with its image pair and measurement.

Does the DC Flight Restricted Zone affect Annapolis?

No. Annapolis sits outside the FRZ. The FRZ itself is out of scope for our aerial work — operations inside it run through a separate federal airspace waiver process, and we do not pursue it. If a portfolio includes an address inside the FRZ, we say so at intake rather than halfway through a schedule.

Who acts on what you find?

Your own contractors and maintenance team. Jinki inspects only and performs no remediation — so the report carries no conflict of interest, and every finding arrives with the image pair and measurement attached.
