A town built out of attached roofs, read as one record.
Bristow is HOA country — dense townhome clusters, community centers and schools, and newer commercial frontage, all 24.7 NM from the DCA VOR/DME and inside the Washington DC Special Flight Rules Area. We verify a parcel's airspace before we promise a date, then fly radiometric thermal and high-resolution visual capture across the surveyed surface.

Bristow sits 24.7 NM from the DCA VOR/DME, inside the 30-mile DC SFRA, so operations run under prior FAA authorization with NOTAM discipline. Inside the SFRA the standing UAS security NOTAM is VMC-only and bars night, so flights are scheduled in daytime and twilight windows. Altitude is set by your parcel's cell ceiling or Part 107's 400-foot limit, whichever is lower.

What we inspect in Bristow.
Dense HOA and townhome clusters
The defining property type in Bristow: hundreds of attached roofs under association responsibility, built in phases and aging in phases. One mission captures the whole field in the same conditions and ranks findings by building, so a board can see which phases need attention first.
Community centers, clubhouses, and schools
Flat roofs, mechanical curbs, and pavilion structures serving residents and students. Capture happens from the air on your schedule, with no roof access and no interference with programs or instruction hours.
Newer commercial and retail frontage
The commercial build-out along Bristow's main corridors, where a dated condition record protects a warranty position and gives a property manager something firmer than a walk-around.
Industrial and contractor yards
Low-slope warehouse and shop roofs, where trapped moisture under an intact membrane is invisible from the yard and clear in thermal — located by section before it becomes a replacement.

Bristow, answered.
Can you fly in Bristow? Bristow is inside the DC SFRA.
Yes. Bristow measures 24.7 NM from the DCA VOR/DME against the 30-mile Special Flight Rules Area boundary, and it is core service area for us. SFRA operations run under prior FAA authorization with NOTAM discipline, which is part of every site's setup. We verify the specific parcel before we commit to a date.
What altitude will you fly over our community?
Whatever your parcel's grid cell allows, or Part 107's 400-foot limit, whichever is lower. A Bristow-area cell has logged 300 feet, and neighboring cells do not always match it — ceilings are per-cell facts that change as the FAA republishes the grid. That is why we pull the cell at your parcel's centroid and corners instead of quoting the town a single number.
We are one association out of several in our cluster. Can one mission cover all our buildings?
Usually yes. The work is planned around your parcel boundaries and the airspace that applies to them, and if a cluster spans more than one association's footprint we scope it per association so each board gets its own report. Capture is normally a single day on site, with the findings report targeted within 48 hours.
Our buildings are only a few years old. Is a thermal survey worth it yet?
It is the cheapest point in a building's life to get a baseline. A thermal record captured now becomes the reference every later survey is compared against — a measured starting point for the roof's condition rather than a memory of how it looked when it was new. Newer roofs do produce findings: mechanical curbs, drains, and seams are where the first moisture paths form.
Can you fly at night, or after the community has gone quiet?
Inside the SFRA, no — the standing UAS security NOTAM limits operations to clear-weather daylight. Thermal contrast does build after sunset, so for parcels verified outside the SFRA we schedule night capture; Bristow parcels run on daylight and twilight windows, confirmed against the current NOTAM picture before each flight.
What does the board actually receive?
A severity-ranked findings report with ΔT measurements, thermal and visual image pairs, and each item geolocated to the section it came from — written as scope for your own roofing contractors. Jinki inspects only and performs no remediation, so the report carries no conflict of interest.
Do you publish findings or name us anywhere?
No. A mutual NDA is standard, findings are prepared for you and your contractors, and we do not publish client sites, resident names, or findings.
