Large campuses and a town's worth of common property, read in one pass.
Reston runs on large office and commercial campuses, a community association portfolio that manages extensive common property, data centers, and multifamily and townhome clusters — all inside the Washington DC Special Flight Rules Area. We verify your parcel's airspace before we promise a date, then fly radiometric thermal and high-resolution visual capture across 100% of the surveyed surface.

- Fairfax County
Reston sits inside the DC SFRA, so operations run under FAA authorization with NOTAM discipline. Inside the SFRA the standing UAS security NOTAM is VMC-only and bars night, so flights are scheduled in daytime and twilight windows. Altitude is set by your parcel's cell ceiling or Part 107's 400-foot limit, whichever is lower. The DC FRZ clips the eastern edge of Fairfax County, east of Reston; that airspace is out of scope for our aerial work and we decline it at intake.

What we inspect in Reston.
Large office and commercial campuses
Campus-scale buildings where roof assemblies, envelope insulation, and rooftop mechanical all reach end of life on the same schedule. Thermal capture reads the parts that are failing quietly, across the whole site in one pass.
Association common property
Reston's associations manage extensive common property — clubhouses, pools, courts, shared roofs, and the buildings that house them. One pass returns an association-wide condition record, ranked by severity, instead of a stack of separate contractor visits.
Multifamily and townhome clusters
Roof groups replaced in phases rarely fail in the same year, and cluster by cluster the thermal record shows which buildings are actually due. The record is date-stamped and geolocated, so it carries into the next budget cycle.
Data centers and colocation
Heat rejection, cooling, and electrical equipment on buildings that cannot lose capacity. Findings arrive as measured ΔT signatures with image pairs attached, ranked to the standard your maintenance team already runs.

We come back with the cell ceiling, the authorization path, and the flight windows that apply to that specific parcel — before anyone talks about scheduling.
Reston, answered.
Is Reston inside the DC SFRA, and what does that change for scheduling?
Reston measures 16.1 NM from the DCA VOR/DME, well inside the 30-mile Special Flight Rules Area, so yes. Three things change: authorization, altitude, and NOTAM discipline. Controlled airspace requires prior FAA authorization, which we obtain before we commit to dates. Altitude is set by your parcel's cell ceiling or Part 107's 400-foot limit, whichever is lower. And the DC area airspace is genuinely dynamic, so flights are planned in published windows and re-confirmed against current NOTAMs.
Our association manages common property across many acres. How is a portfolio that size handled?
In one mission per site, not one visit per building. We scope the common property as a set — clubhouses, pools and their support buildings, shared roof groups, courts and pavilions — then capture the whole set radiometrically and visually, and report findings grouped by asset so a board and a manager can read the same document. The output is written to be usable in a reserve study or a bid package.
How high will you fly, and is a low cell ceiling a problem over a tall building?
The FAA sets the ceiling twice over: your parcel's published grid cell, and Part 107's 400-foot limit — whichever is lower. Herndon and Reston area cells have logged 400 feet, but cells are adjacent one-mile squares and they differ, so we pull the one over your parcel at its centroid and corners. Where a profile needs to sit above the cell ceiling, the request goes through the FAA's manual authorization path and we file early; Part 107's structure exception affects the altitude that can be requested, not whether authorization is required.
Can you fly at night over Reston?
Inside the SFRA, no — the standing UAS security NOTAM limits operations to clear-weather daylight, so we schedule daytime and twilight windows. Thermal contrast does peak in the hours after sunset, so for parcels verified outside the SFRA we schedule night capture; over a wet roof in Reston, twilight and dry-day conditions still produce strong ΔT separation.
Do you serve Reston addresses near the eastern edge of the county?
Reston is well outside the DC Flight Restricted Zone, which clips only the eastern edge of Fairfax County — McLean, Tysons, and Annandale screen inside it. Aerial work there runs through a TSA/FAA airspace waiver process and is out of scope for us, and we decline those addresses at intake rather than after a schedule has been built. Sites in Reston are standard SFRA work.
Who acts on what you find?
Your own contractors and maintenance team. Jinki inspects only and performs no remediation, so the report carries no conflict of interest and every finding arrives with the image pair and measurement attached. You get a mutual NDA by default, and we do not publish client sites, tenant names, or findings.
