The plant tells you before it fails.
Aerial thermal inspection for data centers and critical infrastructure across Data Center Alley: cooling plant losses, electrical connections running warm, envelope and roof moisture, and heat-rejection degradation — captured radiometrically, severity-ranked, and delivered as a condition of record. No downtime, no personnel on the membrane, no access burden on your operations team.
- SCOPE
- Cooling plant, electrical distribution, envelope, and roof — exterior systems read as one survey
- SENSORS
- Radiometric thermal + high-resolution visual, captured in the same pass
- COVERAGE
- 100% of the surveyed surface per mission — no ladders, no roof access, no membrane traffic
- OPERATIONS IMPACT
- None required. Inspection runs without touching tenant load and without a maintenance window
- TIMELINE
- On-site capture typically a single day; findings report targeted within 48 hours of capture
- CLASSIFICATION
- Severity-ranked by condition and urgency; NFPA 70B-aligned for electrical findings
- AIRSPACE
- Your parcel airspace is verified before anything is promised — SFRA authorization handled in the schedule
- AREA SERVED
- Data Center Alley and the wider Northern Virginia corridor — Loudoun, Fairfax, and Prince William counties
- NODOWNTIME
- Exterior systems are read from the air — no maintenance window, no load impact, no coordination with tenant operations
- Radiometric
- Thermal payload class — cooling and electrical findings resolve as measured ΔT signatures, not impressions
- 48HR
- Findings report targeted within 48 hours of capture — geolocated, severity-ranked, and written as scope
- NFPA70B
- Severity classification for electrical findings — aligned to the maintenance standard your team already runs
What you receive.
Executive Summary
Findings by severity, the systems at highest risk of unplanned load loss, and a recommended order of action for maintenance planning or capital review.
Severity-Ranked Findings
Every finding geolocated with ΔT measurements, thermal-and-visual image pairs, and a severity rating — so the priority order is unambiguous across a campus.
Thermal Map by System
Cooling losses, electrical hot spots, and envelope moisture mapped to the specific equipment or roof section — cooling towers, switchgear yards, distribution, and membrane.
Visual and Thermal Record
Envelope and roof defects read in the high-resolution visual set; thermal anomalies read as ΔT patterns. Together they separate cosmetic wear from developing failures.
Repair Scope Input
Findings arrive as scope for your own contractors — locations, extents, and priorities, each with the evidence attached. Jinki performs no remediation and carries no conflict of interest.
Condition of Record
Date-stamped, geolocated documentation for capital planning, commissioning files, and insurer requirements — a measured baseline that makes the next cycle comparable.
How the engagement runs.
- 01 · T+0
Scoping Call
We learn the campus — cooling architecture, electrical topology, known trouble spots, and who acts on the report. No tenant names and no operational detail leave the call.
- 02 · WK 1
Airspace and Flight Planning
Your parcel airspace is checked before a schedule is offered. Inside the SFRA that means authorization handled in advance; the capture window is then planned around thermal contrast and site operations.
- 03 · DAY 1
Capture
Remotely piloted capture of cooling plant, electrical distribution, envelope, and roof — radiometric thermal and high-resolution visual in the same pass, typically a single day. Operations are not interrupted.
- 04 · HR 48
Report Delivered
Severity-ranked findings with ΔT measurements, geolocated to the equipment or roof section, targeted within 48 hours of capture.

Review and Handoff
We walk the findings with your facilities and engineering team so each item becomes a clear line in a scope of work or a maintenance work order.
Start small. Scale on evidence.
No engagement asks for trust we haven't earned yet — each rung produces the proof the next one stands on. The first scan is your baseline; the program turns it into a condition-of-record that tracks degradation velocity over time.
One mission as part of the founding cohort. Full facility pass, severity-ranked report on a 48-hour target. Zero integration required.
Persistent coverage on one site for one quarter — baselines, alert verification, and the trend line that makes the case.
Standing coverage with degradation-velocity tracking and founder-direct reporting, priced on scope.
Your vendors inspect the systems they maintain.
An independent aerial pass reads the cooling plant, the electrical yard, and the envelope as one condition picture — captured in a day, reported in two.
Asked before engaging.
Does an aerial inspection require downtime or a maintenance window?
No. The survey reads exterior systems from the air — cooling towers and heat rejection, switchgear yards, distribution, building envelope, and roof. Operations continue normally, and there is no coordination required with tenant load. Your team does not need to stage anyone or open anything.
What can aerial thermal find on a data center?
Conditions that develop before they present as a failure: cooling equipment losing heat-rejection capacity, liquid-cooling micro-leaks reading as anomalous thermal signatures, blocked or fouled coils, electrical connections and terminations running warm, and moisture under roof membrane. Each is located, measured as a ΔT signature, and ranked.
Can you fly in Data Center Alley inside the SFRA?
Yes. The Northern Virginia corridor sits inside the Washington DC Special Flight Rules Area, not the Flight Restricted Zone, and work there is flown under FAA authorization. We check your parcel airspace before we promise a date. Inside the SFRA, flights run in daylight and twilight windows.
How does this differ from the inspection my maintenance contractor performs?
Your contractors inspect the systems they are responsible for, using the access they have. An independent aerial pass reads the exterior plant as a single condition picture, in a day, with no maintenance window and no personnel on the membrane. Findings arrive as scope with the evidence attached, and Jinki performs no remediation — so there is no incentive to find more work.
Is this useful if we already have a BMS and monitoring in place?
Building monitoring tells you what your sensors are instrumented to see, at the points you installed them. Aerial thermal reads the physical surface across the whole plant and envelope — which is how you find the connection with no sensor on it, the coil section degrading behind a screen wall, or the roof section wet since last spring.
What about confidentiality and site security?
We disclose the aircraft make to your team before anything flies, and we fly under your site rules. Findings are delivered as your document. We do not name tenants, we do not publish site data, and captured imagery is not used in marketing without written permission.
How does this relate to the Facility Intelligence Scan?
The Facility Intelligence Scan is the packaged one-time engagement — full-facility capture, the complete report, and the compliance package. This service line is the same discipline focused on data center and critical infrastructure systems, and can be run as a recurring condition-of-record program so each cycle is comparable to the last.
